Only 12 homes closed in October, while active listings jumped 27.7% to 60 homes available. That’s led to a higher months-of-inventory figure at 5.3 months — up from 3.7 months this time last year.

Homes Are Taking Longer to Sell
The average number of days on market increased to 38 — 5 days longer than last October. Additionally, it’s taking about 31 days to close once under contract, bringing total transaction time to 69 days.

If you’re a buyer, the rising inventory means more options and possibly more room to negotiate. With a median price per square foot of $109.14 — down 11.5% from last year — there may be value to be found.

Half of the homes sold in October were priced between $200K and $299K. Another 33.3% fell in the $100K–$199K range, with 16.7% listed below $100K. No homes sold above $300K.
