Wichita Falls is a mid-sized North Texas city with about 105,000 people. It is not Dallas. It is not Austin. It is a working-class community where Sheppard Air Force Base has been the backbone since 1941.
That matters more than most people realize.
Sheppard trains roughly 63,000 students every year. This city understands PCS life. People know what deployments look like. Schools understand military kids. Businesses understand short timelines and sudden changes.
But the biggest difference shows up in your monthly budget.
The cost of living here runs roughly 21 to 24 percent lower than the national average. Housing costs are significantly lower. Transportation is cheaper. Groceries cost slightly less.

For first assignments or shorter stays, this can be a great fit. Just apply early. On-base housing fills fast during peak PCS season.
Near-Base Neighborhoods
Many families prefer living just outside the gate.
Popular areas include Expressway Village, Eden Hills, Tanglewood, Fountain Park, Faith Village, as well as Burkburnett and Iowa Park.
Why these areas work so well:
- 10 to 15-minute commute
- Less time in traffic
- More time at home
Homes here usually sell within about two months when priced correctly. The market is steady, not chaotic.
Wichita Falls Proper
If you want more variety or are thinking longer term, Wichita Falls offers dozens of neighborhoods across multiple price points.
The average home size is around 1,500 square feet. Commutes typically stay under 20 minutes. That quality of life difference matters.
Schools and Military Kids
Schools are one of the first questions families ask.
Sheppard Elementary is located on base and serves parts of Wind Creek Village and Heritage Heights. It is part of Wichita Falls ISD, which gives families on-base convenience with district resources.
Most families land in one of two districts:
- Wichita Falls ISD
- Burkburnett ISD

Should You Buy or Rent in Wichita Falls
