It’s not Dallas, yet only a short 2-hour drive to DFW or Oklahoma City. It’s not San Antonio. It’s a working-class town where Sheppard AFB is the largest employer and where your BAH actually goes pretty far.
The cost of living here is about 21-24% lower than the national average. That’s not a typo. Your housing dollar stretches further here than almost anywhere else you’ll be stationed. The median home price right now sits around $205,000, with a median price per square foot of $127.18. Compare that to most other metro areas, and you’ll see why military families who buy here often end up ahead financially.
Your Housing Options: What You Really Need to Know
When it comes to finding a place to live near Sheppard AFB, you’ve got three main options:
On-Base Housing
Balfour Beatty Communities manages the privatized housing at Sheppard. There are three housing areas: Wind Creek Village, Heritage Heights, and Freedom Estates. You’ll find 2, 3, and 4-bedroom homes available for all ranks. The benefit? You’re close to everything on base, the community is tight-knit, and you don’t have to worry about yard maintenance or most repairs.
The reality? On-base housing fills up, especially during peak PCS season (summer). If you want it, get your application in early.
Off-Base Housing Near the Base
The neighborhoods closest to Sheppard’s gates include Expressway Village, Eden Hills, Tanglewood, Fountain Park, Faith Village, Burkburnett, and Iowa Park. These are popular with military families for good reason. Your commute to base is 10-15 minutes, sometimes less. Housing costs are affordable, and you’ve got your choice of newer subdivisions or established neighborhoods with mature trees and larger lots.
Right now, homes near Sheppard AFB are typically selling within 61 days on market, which is 8 days more than this time last year The market’s not crazy competitive like some duty stations, but good homes in good neighborhoods still move when they’re priced right.
Wichita Falls Proper
If you want more space, more options, or you’re looking to buy as an investment, Wichita Falls itself offers dozens of neighborhoods across different price points. The median home size here is 1,501 square feet, and the median year built is 1973, which tells you this is an established community with a mix of older homes and newer developments.
Schools: What Military Families Need to Know
Let’s talk schools, because I know this is huge for families with kids.
On-Base Option
Sheppard Elementary School is located on base and serves Wind Creek Village and the southern portion of Heritage Heights. It’s part of Wichita Falls Independent School District (WFISD), so your kids get the convenience of an on-base school with the resources of the larger district.
Off-Base Districts
Most military families end up in one of two school districts:
- Wichita Falls ISD: Serves most of the city, including popular military neighborhoods. The district has two recently opened high schools, and Vernon College and Midwestern State University offer dual-credit opportunities for high school students, which is rare for a city this size.
- Burkburnett ISD: Serves the Freedom Estates housing area, Expressway Village neighborhood and the town of Burkburnett. It’s a smaller district with a strong community feel with sports and band programs that many military families appreciate.
Are these schools perfect? No school system is. But they’re solid, supportive of military kids, and the teachers generally understand the unique challenges military families face.
Cost of Living: Why Your BAH Actually Works Here
Here’s where Wichita Falls really shines for military families: your money goes further.
- Housing: 34% lower than the national average
- Groceries: 3% lower than the national average
- Transportation: 14% lower than the national average
- Overall cost of living: 21-24% below the U.S. average
What does that mean in real terms? It means a family making $75,000 can live comfortably here. It means your E-5 or E-6 BAH can get you a decent 3-bedroom house with a yard. It means you might actually be able to save money during this assignment.
What’s There to Do? The Real Lifestyle Picture
I’m not going to pretend Wichita Falls is Austin or Nashville. It’s not. This is a smaller city with a slower pace, and you need to know that going in.
The Good Stuff:
- Lucy Park: 170 acres with trails, a swimming pool, playgrounds, and some of the best outdoor space in the area. This is where families go to actually enjoy Texas weather that isn’t blistering.
- Lake Wichita Park: 236 acres with disc golf, baseball fields, an off-leash dog park, and a 2.6-mile trail. Good for families who like getting outside.
- Local Music and Arts: The city has a lot of very talented musicians and artists. You can find them at local wine bars and Iron Horse Pub downtown on weekends, and the first Thursday of every month between April and October is the After Hours Art Walk you will want to check out.
- Dining Scene: You’ll find Texas BBQ, Mexican food, chain restaurants, and some local spots. It’s not a foodie destination with all the trendy national chains, but there are excellent local options not available in other markets.
- Shopping: Big-box stores, and the usual retail options. The Amazon Last-mile Distribution center ensures fast delivery for the highest-demand products. For major shopping trips, Dallas is 2 hours south.
The Reality Check:
Wichita Falls is not a major entertainment hub. If you’re used to big-city nightlife, endless entertainment options, or a thriving arts scene, you’ll need to adjust your expectations. Don’t think there is a lack of things to do however, this is a place where community events matter, local live musicians entertain at downtown wine bars and the Iron Horse Pub, the After Hours Art Walk has artists and musicians lining the sidewalks the first Thursday of each month, and where a lot of social life revolves around Sheppard AFB itself.
For some military families, that’s perfect. For others, it feels limiting. Know yourself and what your family needs.
The Military Community Here
Here’s something that matters more than most people realize: Sheppard AFB has been part of this community since 1941. The base trains approximately 63,000 students annually, making it the largest technical training wing in the Air Force.
What that means for you:
- The community understands military life. People here know what PCS means. They know about deployments. Local businesses offer military discounts, and there’s genuine appreciation for the sacrifice military families make.
- Built-in support network. With thousands of military families cycling through Sheppard, you’ll find other families in the same boat. The Sheppard Home Away From Home program even pairs first-term Airmen with local host families.
- Military-friendly businesses. From realtors (hi!) who understand VA loans and PCS timelines to property managers who work with military families, this community knows how to serve its military population.
Weather: Yeah, It Gets Hot
Let’s not dance around it: Texas summers are hot. We’re talking triple-digit temperatures from June through August. You’ll be using your AC. Your electric bill will go up in summer.
But here’s the flip side: winters are mild. You’ll rarely see snow. You can be outside comfortably most of the year. And if you’re coming from somewhere that gets brutal winters, you might find Texas weather a refreshing change.
Spring brings tornado season (welcome to North Texas), but Wichita Falls has good warning systems and the community knows how to handle it.
The Commute and Transportation
One of the best things about living near Sheppard? Your commute is short. Most military families live within 10-20 minutes of the base. That means you’re home for lunch if you want. That means less time in traffic and more time with family.
The city does have public transportation (Falls Ride), but let’s be honest: you’ll need a car. Wichita Falls is not a walkable city for most daily needs. Over 90% of residents drive to work.
Economic Growth and Job Opportunities (For Your Spouse)
If your spouse works, here’s what you need to know: Wichita Falls’ economy is anchored by Sheppard AFB, healthcare (United Regional Health Care System), education (Midwestern State University, Vernon College), and some manufacturing.
The unemployment rate runs around 4-5%, which is close to the national average. It’s not a booming job market, but there are real opportunities, especially in healthcare, education, and base contracting.

You might struggle here if:

- You prefer public transportation and walkability
- You’re used to extensive cultural amenities
- You need a robust job market for specialized careers
- You prefer coastal or mountain climates
