Randy’s story is one of transition, hard work, and finding his true calling. Before Randy became a trusted name in home inspections, he spent over two decades in the restaurant industry, from managing to owning multiple IHOP locations. He even moved to Boise, Idaho, where he ran three IHOPs during the early 2000s. But, like many entrepreneurs, life had other plans.

“In 2009, I made the choice to move back to Wichita Falls, took about a year off, and got into home maintenance and repair,” Randy shared. It was during this time that he reconnected with Allison Crook from Accurate Inspections, whom he had known from his restaurant days, and this sparked his transition into the inspection business.

Randy joined Accurate Inspections in 2011 and eventually purchased the company in 2019. With a background in home repairs, his years of experience working with tools and understanding construction made the transition smoother.

What Is a Property Inspection?

This is the big question we started with. Many people have the wrong idea. They think an inspector’s job is to “pass” or “fail” a house. Randy was quick to clear that up.

“A lot of times people say that I pass or fail,” he said. “There is no pass or fail in the home inspection business. I tell clients all the time, we are information gatherers. That’s really all we are.”

The inspector’s job is to identify any issues—big or small—and give you a detailed report. This report empowers you to make a confident, informed decision. Randy emphasized that his work isn’t based on personal opinion. In Texas, all licensed inspectors follow strict standards set by the Texas Real Estate Commission (TREC).

These TREC guidelines ensure consistency across the state. They tell inspectors exactly what systems to check and how to report their findings. This means whether you’re buying a home in Wichita Falls or Houston, the inspection process meets a high, standardized level of care.

This is crucial because houses are built to different codes from different eras. An inspector’s role isn’t to flag everything that doesn’t meet the 2024 code. It’s to identify defects and deficiencies based on the TREC standard of practice.

“Just because the report is long doesn’t necessarily mean it’s all bad,” Randy noted. “It’s just a lot of information.” Most items are usually simple wear-and-tear maintenance that every homeowner deals with.

The goal of the property inspection report is to give you a clear, visual roadmap of the property’s condition. They even include videos to help you understand issues better.

Why a "Pre-Listing Inspection" is a Seller's Secret Weapon

We also talked about a smart strategy for sellers: the pre-listing inspection. This is when you hire an inspector before you put your house on the market.

Why would you do this? It’s all about avoiding surprises. It uncovers any hidden issues beforehand. This allows you to address them on your own terms and timeline. It makes the negotiation process smoother and builds trust with potential buyers from the very start.

Randy did offer a word of caution to sellers: focus on repairs, not just cosmetics. A fresh coat of paint is great, but don’t invest in new carpet if the buyer might just tear it out. Address the functional issues the inspection uncovers first.
