With the median home size at 1,600 square feet, buyers are finding value in this market while sellers continue to benefit. This has been bouncing around the $200,000 level for several months now depending on which homes sell that month. Last month, the median price was slightly above $200,000.
More Homes Are Selling
Closed sales saw a notable uptick this summer which is a good thing. 184 homes closed in August 2025 — a 22.7% increase compared to last year. This jump suggests stronger buyer activity despite slightly longer timelines to close. However, sellers should not be complacent, there is still increased competition.
Inventory on the Rise
Active listings also increased, with 696 homes on the market in August, up 12.3% year-over-year. Most activity remains under $300K: $100K–$199K (34.1%), $200K–$299K (28.4%), and under $100K (16.5%).
Months of Inventory: Balancing Out
The market currently sits at 4.8 months of inventory, up slightly from last year. This suggests Wichita Falls is moving toward a more balanced market — neither strongly favoring sellers nor buyers.
Market Timing: A Bit Slower, But Still Moving
Homes are taking a little longer to sell compared to last year: 63 days on market (16 days longer), 31 days to close, and 94 total days from listing to closing.
